Costs

The firm has a Residential Property Department comprising experienced Conveyancers acting for clients in respect of the buying and selling of residential properties including buy to lets.

In all residential transactions there will be expenses which have to be paid for example Land Registry fees, search fees, Stamp Duty Land Tax, the precise sum of which could only be given upon having details of your particular matter.  Land Registry fees are usually between £20.00 and £910.00.  Search fees are usually between £144.00 and £200.00.  In respect of Stamp Duty Land Tax, please see the link to the Government website which provides this information – https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro

The Department’s charges for sale and purchase of freehold property depend on the value of the property but range from £450.00 plus VAT (£90.00) to £1,500.00 plus VAT (£300.00).

Please note that on all sales there will be a bank transfer fee of £33.00 and Office Copy Entry fee of £10.00.

If the property is leasehold, the fees will be an additional £100.00 and VAT (£20.00) (sale) and an additional £150.00 and VAT (£30.00) (purchase) and if the purchase is a new build, an additional £150.00 and VAT (£30.00).

There are certain other circumstances in which additional charges will be levied e.g. if there is a need for a consent from a superior landlord, if it is Help to Buy, or if there is a management company.

Full details in respect of any additional charges will be provided to you once your particular details have been obtained and the precise position becomes clear.

Sarah Minchin is the Head of the firm’s Residential Property Department.  Sarah has been a qualified Legal Executive since 2001 and has been with the firm since October 2017.

Lynn Wright has worked for the firm since March 2016 and is Assistant to Sarah.

Mike Fish has been with the firm for over 30 years and has established an excellent reputation throughout the area and has many regular clients.

Annette Culver has been with the firm since June 2006 and much of her work comes from recommendations particularly in the East Yorkshire area where she resides.

Sarah Minchin supervises the other members of the Department, and Sarah is supervised by the Head of the Firm’s Private Client & Commercial Department, Shaun Pinchbeck.

The Department does not seek to be the cheapest conveyancer in the country because to be that it would not enable the Conveyancers to devote enough time and attention to each client’s matter.

We aim to provide good value for money and believe that our fees, bearing in mind that a house is likely to be the biggest investment most clients will ever make achieve this.  Fees will generally be under 0.5% of the property price.

Our aim is to provide a quality service such that clients continue to use us and to recommend us and we believe that the fact that so much of our work is as a consequence of repeat instructions and recommendations suggests that we do provide a good service.
